Commuting from Evergreen - Conifer to Denver isn't bad!

I posted this message some time ago, but I just spoke to someone who felt it was helpful so I thought I'd tweek it a little and repost.

With my office in Downtown Evergreen, I get a lot of folks visiting from out of town who are curious about the convenience of living in the Foothills of Denver, Colorado.  The biggest concern I hear is "how long will it take to get anywhere from Evergreen/Conifer?"  During my consultation, I always find out where their job takes them.  Do they have to commute to DTC (AKA the Denver Tech Center off I25 near Hampden) or Downtown Denver, or do they fly out from the airport on a regular basis.  Some may even work in the Golden area.  Because Evergreen is so expansive, I always try to get a sense for my client's patience level when commuting.  Everyone is different as I found out pretty quick when I moved here from the San Francisco Bay Area 8 years ago.  My first office was at I25 and C470 in Lone Tree.  My commute was between 45min - 55min...and it was NO big deal compared to my commutes in California.  Others thought I was crazy living in Evergreen and "driving all the way to Lone Tree."  

Once I understand a Buyer's pain level, I can advise them on how long their drive could be.  Describing distance is done in minutes in the mountains as miles won't paint a clear picture.  For example: the drive from the Clear Creek County section of Evergreen in the Brook Forest Estates community could take about 25 min just to get to the intersection in Downtown Evergreen.  Likewise, if you're looking at a home in the Cragmont Estates neighborhood in South Evergreen, expect about a 9 min ride just to get to Hwy 73 and from there you have to choose to go south to Hwy 285 in Conifer(about another 10min), head east on North Turkey Creek to Hwy 285(about 20min unless there is snow and add 10min), or head north through town to I70(about 22min).  Those folks who need a quicker commute out of Evergreen, seek to plant roots in the North Evergreen area.  Hiwan, Soda Creek, & Saddleback are neighborhoods that get you to I70 in about 9 min or less.

Conifer offers one way in..for the most part.  Hwy 285 is the primary access to the Metro area.  Most areas in Conifer will require a short drive to Hwy 285.  There are areas like Conifer Mountain and deep down Richmond Hill or Foxton that will add more than 10min to your commute.

Within Evergreen or Conifer, we have short drives to markets, restaurants, urgent care facilities, hiking, rec centers and other amenities as well as Home Depot, Walgreens, Staples, or Walmart.

The fun part of assisting out of town folks is describing to them the feeling they will have the moment they start the climb up the Foothills after a long day's work.  The vision of a snow capped Continental Divide on I70 seems to relieve all stress.  The idea of a long commute doesn't even enter their mind.

Take it from a California boy, commutes in Colorado no matter where you're at are so much more relaxing given our beautiful landscape.

I am proud and thankful to announce that I have been voted "2011 BEST OF.." by Mountain Connection readers (circulation 22,000) in the Evergreen, Conifer, Bailey, Pine, & Genesee Colorado areas.  Mountain Connection is a community-building publication mailed for free to all residents in the Denver Metro Foothills.

The "Best Of.." contest runs for several months at the end of each year and highlights individuals and businesses within 12 specific categories.  I was honored to see that I made this year's list in the "Home" category.  I was included with Mtn Peace Shelter and Evergreen National Bank.

With over 400 Brokers in our little mountain community and most within Coldwell Banker, Re/Max, Sotheby's, and Keller Williams Realty, I wanted to post this exciting news to my ActiveRain blog so that I can shout it out loud to everyone that an Independent Broker took the honors.

When is "tooting" your own horn TOO MUCH?

So I was offered some advice from a trusted and respected business person regarding over expressing how good my business is doing.  I have a Facebook Fan Page and like to share my successes.  

Incidentally, the effective way to use Facebook is to post information that includes key words that you feel consumers will search for on the Web.  I've learned from a good friend, and Google Queen, that search engines seek out dynamic information on the web and quantify that information in order to place relevant websites higher in their search results.  

Now back to my question.  I like to share my successes for these reasons.  With many agents faltering these days, those who demonstrate perseverance in a supposed down market, I believe, will be relied upon and even hired before those who "need" the business.  Likewise, I feel my sphere of influence will be more comfortable referring me business if they see I am busy and doing well.  Lastly, I believe any agents who are seeking to join a brokerage will want to see that the company is successful. BTW: my brokerage is the most successful independent brokerage, out of 45 independents, located in the Evergreen - Conifer Colorado area and this Summer I went from being a solo company to hiring 2 agents. 

So it was explained to me that a "good business man will never open up their feelings to the public.  Keep business to yourself. Potential clients and current clients want to know that you are working hard for their business and need their business. When you become too successful, they turn their head."

I believe the Real Estate industry is very different when it comes to how much the public should know about a Realtor.  That being said, I'm curious if there are consumers out there who get turned off by someone tooting their own horn.  Posting testimonials is one thing as those words come from our clients, but when we share how good we're doing....is the public actually taken back by it?  

Do you believe there is value in sharing every success or do you think it comes across too egotistical?

I'd love to hear what my colleagues on AR feel and what the consumers feel.  Don't be bashful...be blunt.

Let the Tax Credit nuttiness begin AGAIN

So the First Time Homebuyer Tax Credit scramble for Buyers to go under contract by April 30 was truly exciting and fruitful.  I closed 4 deals in May, see Evergreen Colorado Real Estate, due to the madness.  What I see now is that June is going to be really crazy due to the June 30 close date requirement.  Just one of my colleagues has 27 Short Sales set to close in June.  Banks are going to be scrambling which will undoubtedly cause a cluster f%#^.  Mortgage providers need to realize this and get files fully underwritten well before closing.  I'm so used to lenders waiting until the last minute to look at a file and then buyers are required to jump through hoops to satisfy conditions immediately.  As Larry the Cable Guy puts it so eloquently...."just gettr dun"

Agents will need to keep a tight rein on the financing process during this month or we're bound to see delays that cost our clients up to $8,000 in cash.

Like my title suggests....."let the nuttiness begin!!!!"

Wow did the Tax Credit frenzy help Evergreen Colorado!

The good news. The Tax Credit frenzy generated 125 homes to go under contract in the Evergreen & Conifer Colorado Real Estate Market in the past 45 days ending April 30. In 2009, that period had only 77 U/C. This frenzy eliminated 17% of the inventory and helped increase sales by 63% in just a short amount of time!


Year to date stats show an increase in home sales of 24% compared to the same period in 2009. 

I am optimistic that 2010 will be a banner year for da Vinci Realty and the Evergreen Conifer Colorado area.

Goodbye Tax Credit

April was a very busy month for me.  Besides 1 closing and 2 clients going under contract, on the last day of the First Time Homebuyer Tax Credit (April 30), I negotiated 2 contracts (1 with competing offers) successfully.  This month I'll close 4 deals just before the Summer rush.

I believe 2010 will be a great year for real estate in Evergreen and surrounding foothill communities in Colorado.
